How do you pre-qualify for a loan?

Docs your lender will ask for

Okay, you are ready to buy a house! The one! With the yard!

But…if you’re like most people, first you have to talk to a lender, get your finances in order and apply for a mortgage. Yikes! Where to start?

Here is a typical list of documents your lender will need to get the pre-approval process started.

  1. Identification – Driver’s license or some form of ID
  2. W-2 forms – for the last two (2) years
  3. Pay stubs – from the last thirty (30) days
  4. Bank statements – from the last two (2) months
  5. Tax returns – for the last two (2) years
  6. If you already own a home – your current mortgage, tax & insurance information
  7. Debt statements – such as credit cards, student loans, car payments, etc.

Is anything missing from this list? Your lender may have other requirements, but if you start to collect these items while you’re shopping around, you will be 90% of the way there.


 **Pro Tip**

Start collecting these docs in a folder called ‘Home Documents’ and keep them there for easy access.

You’ll get in the habit of downloading your statements each month into this folder. Once you’re in the thick of the homebuying process and your lender urgently needs a certain document from you before you can close, you won’t be scrambling to find it!

You just calmly open up your Home Documents folder, send over what they need, and are one step closer to getting the keys to your new home. 🙂
