BRRRR is a great way to acquire and upgrade undervalued properties, and grow your real estate portfolio.
Buy – buy a property under market value
Rehab – get the place lookin niiiiiice
Rent – lease up the unit to a qualified tenant
Refinance – now that you’ve improved the place, it’s worth more and you can pull your cash back out
Repeat – one or two units isn’t going to get you financially free! The only way to financial freedom is consistent, persistent investing in cash flowing assets.
My favorite part of the BRRRR strategy is that it lets me recycle my initial investment over and over again, so I can snowball my rental income as I grow.
(It’s a little like compounding interest, but the real estate version.)
BRRRR techniques can be applied by investors of all levels of experience!
This is how I started back with my first lil rental, and now I am on track for 26 units here in Los Angeles.
