Home inspections are not cut and dry! They’re actually a useful tool in the escrow process, and there’s a lot of different ways it can go.

It’s like those 90’s books where you could flip to a page and choose your own adventure!

When we write an offer on a house for you, we include what’s called an inspection contingency (actually it’s the buyer’s investigation period).

This means you get to inspect the property and make an informed choice about what you are buying.

You then have an opportunity to move forward, negotiate, or back out, depending on the situation.

(There’s more than just the physical inspection too, we do all our due diligence like permits, regulations, tenant interviews if it’s an investment property, etc.)

Beware of anyone who advises you to waive your home inspection. This is a very important part of the process, and only incredibly seasoned investors are usually okay buying a property with no inspection contingency.

A home inspection serves many purposes — and ultimately is a guidebook of items to pay attention to once you become the owner of that home!
