cityLAB-UCLA, LA4LA, and Genesis LA are excited to announce the results of the Small Lots, Big Impacts Request for Information on Private Land, which invited developer and architect teams to propose missing middle homeownership projects on privately owned small lots across Los Angeles.

From a pool of 30 submissions, the selection committee chose the three winning teams listed below. These teams will receive financing support from Genesis LA to begin developing their projects, with construction expected to begin before summer 2027.

  • Six Peak Capital, Frolic Community, West of West, and Aero Collective
  • Stayner Architects

In addition, the selection committee named the following eight teams to the bench. The Small Lots, Big Impacts organizers hope to secure additional funding to support more projects from this bench.

  • Bellevra Group and office42 Architecture
  • Cettie, Hotchandani Holdings, Home Owner LLC, and Corsini Stark Architects
  • ELACC, Only If Architecture, and BIRBAGROUP
  • Empire Property Group and EYRC Architects
  • Giraffe LA and LOHA
  • Hestia Partners, s_sk, WORD, and Opticos Design
  • Olten Development and Standard Architecture + Design

Together, these 11 exceptional teams demonstrate both the demand for missing middle housing and the depth of housing expertise in Los Angeles.

Bellevra Group and office42 Architecture

BELLEVRA Group, in partnership with office42 architecture, is the women-led development team behind THE CARLYLE, a project demonstrating how impactful design strengthens neighborhoods. Together, the team is reimagining a long-underutilized property in Hyde Park, a neighborhood that has experienced decades of disinvestment, into a vibrant destination centered around homeownership, neighborhood-serving retail, and inviting public spaces. THE CARLYLE reflects the team’s commitment to creating economic opportunity, environmental improvement, and civic pride through design.
