I’m so proud of my client for going the extra mile on this “flip.”
Sometimes flippers get a bad rap. But she spent the extra $$ and time to build a fully permitted 2 bedroom ADU.
This created more value for the house, and also created 1 more unit of housing in SoCal!
The main house was 3 bedrooms and got a full makeover. The garage got turned into a legal ADU with in-unit laundry, minisplit AC/heating system, full kitchen, and 1.5 bathrooms.
I’m all about ADUs! (Accessory dwelling units, granny flats). It’s a great way to earn income from your house, aka house hacking. However, they are not easy (or cheap) to build!
The buyer was all about it and GOT the value of having rental income from their home!
