She endured quite a journey to get here. Definitely the longest search so far, looking for the right property and overcoming doubt!
It’s tough to find a duplex in Los Angeles with a vacant unit! I’m all for rent control personally — it just makes it very hard to buy multifamily as an owner occupant, since one of the units has to be vacant to move into.
Also the rent on the occupied unit needed to be high enough to cover a significant portion of the mortgage for house hacking.
After lots of dead ends and perseverance, she found the place!! We had actually made an offer on this duplex over the summer, but it was not accepted.
Then the agent reached out a few months later and said that the unit was now ready for an owner occupant. We made an offer and… it was not accepted. 😭
We made a higher offer and I honestly thought we were about to open escrow, but then I got the news that they had accepted another offer. 😩
A week later I was getting gas at the station and saw a missed call from the agent. My heart skipped a beat, why would she be calling me??
It was fate. The other buyers had dropped out and it was ours. 🥳
And honestly this was probably one of the smoothest escrows I’ve ever had! Everything came in on time, inspection was clean and everything was ready days before closing.
Today she closed. I’m so so proud of her for facing her fears and going through with this.
She knew it was the right investment and that house hacking was going to be a solid move in the long term.
