Closed another one!
I just sold one of my first little rentals in Ohio. I know it’s just real estate, but there definitely is an emotional attachment to each property!
It was so so scary to buy my first real estate investments. I went from teacher to 10 units in 10 months!
That was a big shift and had me taking more risk than I ever had before.
I was able to sell using a cool technique called “seller financing.” Basically I acted as the bank — so instead of getting a chunk of cash at the sale, I get monthly income from the new buyer (but as the lender, instead of as the landlord).
Every single deal has taught me something new, given me a new skill to try out and brought me where I am today. I’m starting to reinvest in Los Angeles, where I’m buying apartment buildings with my partners (26 units in 2021!).
I’m also really excited to keep focusing on being a realtor and helping other folks get to financial freedom through real estate.
That’s taken more of my time and given me less time to be as actively involved in my own investments (hence the transition to more passive real estate income).
One step at a time, moving toward FIRE by 40!
