Though they had invested in rental property before, they were looking for a new place for their family.

We looked at some fixers, but ended up finding this great move-in ready home with plenty of space for a future ADU.
This is an amazing way to house hack… you live there for a while, build an ADU, and when you are ready to move or upgrade you now have two units to rent out instead of one!
This makes the cash flow much better. It’s VERY hard to cashflow on a single-family house in LA, so the two units really changes the game!
I’ll be honest — this deal closed super late due to factors out of everyone’s control, and the buyers were just so incredible and patient and willing to see it through. We worked closely with the seller to communicate what was happening, and the listing side was also very gracious and patient.
Escrow is an emotional process, but when there are challenges, it always makes it that much harder!
So proud of them for sticking it out, and seeing the long-term value of this real estate investment.
