Before I learned about syndications, I thought I had to do real estate investing all on my own.
Syndications are a way to partner with people to buy a larger property than you could probably take on yourself.
There are usually General Partners and Limited Partners in a syndication deal.
The general partners do things like find the deal, manage it, do renovations, deal with tenants, handle the refinance, qualify for the loan, and make the sale.
For this sweat equity they get about 20% – 30% of the deal.
The limited partners contribute money to purchase and renovate the property. They don’t deal with tenants or toilets, they don’t have to qualify for the loan — they just receive quarterly distribution checks from rents.
For providing the capital, they usually get 70% – 80% of the deal.
