I’m super excited about this deal because the buyer is building an ADU (accessory dwelling unit, aka granny flat, mother-in-law unit, garage conversion).
I intentionally pictured this not-so-updated kitchen because I hope you’ll be seeing it again a few months from now all fresh & so clean!
There are a few ways to #househack. One is to buy a house and rent out rooms to cover the mortgage.
Another is to buy a small multifamily, live in one unit and rent the other.
And the third (which was not even legal until the past couple years) is build an ADU on your property, either a freestanding little building or a garage conversion (or both, in some cases, for 3 total units!) Yes, it is cash intensive and requires jumping through some hoops for permits and new construction headaches, but there’s really no cheaper way to build more units of housing in housing-strapped SoCal.
As an end buyer, when someone has built an ADU, you get to finance the cost of that construction with a lender, and either rent out the unit for extra income, or have a sweet home office/flex space on your property.
I just love ADUs 😆
